Sizes and layouts

Every plan in this range is 70m², with footprints from 9.72 × 7.2 m to 11.91 × 6.6 m. Most have two bedrooms, and one plan has three. Long, narrow plans around 11.6 × 6 m suit a strip of land beside or behind the main house. Squarer plans around 10 × 7 m or 9.9 × 9.6 m give a more open living area.

Roofs are mono pitch at 5°, gable at 25° or 35°, or hip at 15°. Opening sizes and positions can be changed at the drafting stage, so a plan can be adjusted to your site and views before the frames are made.

Consent notes

Since 15 January 2026, a detached, single-storey granny flat of up to 70m² can be built without a building consent if it meets every condition in Schedule 1A of the Building Act. Two conditions need care with this range. The 70m² limit is internal floor area, not the footprint, and the building can be no more than 4m from floor level to the highest point of the roof. Steep gable roofs on wider plans can exceed the height limit, so check the drawings before you choose.

Licensed building practitioners must do or supervise the work, and you need a PIM from your council before you start. Our guide to granny flat rules in NZ sets out the full checklist.
