Find the type of building you need
These are sleepout and studio plans from 9.6m² to 20m², framed in light gauge steel. They suit a spare bedroom, home office, teenager's retreat or hobby room in the backyard, and builders who want a small frame that arrives cut, labelled and ready to stand. SmartFraming supplies the steel frames only. Your builder supplies and installs everything else, including foundations, cladding, roofing, windows, doors and linings.

Sizes and uses
The smallest plans, around 4 × 2.4 m, fit a single bed or a desk. Mid-size plans around 4.8 × 3 m give room for a double bed and storage, and the largest, up to 5 × 4 m and 6 × 3 m, suit a studio or office with space to work.
Every plan has a mono roof at 4° to 15°, which keeps the building low and simple to clad. Door and window openings can be changed at the drafting stage to suit your yard and the direction of the sun. If the studio will be a home office, plan where power and data will run; the studs come pre-punched with grommeted holes for cabling.
Consent notes
Every plan in this range is 20m² or under. A detached, single-storey building of up to 30m² can be built without a building consent if it meets one of the Schedule 1 exemption routes and every condition of that route. Buildings between 10m² and 30m² must sit at least 1m from boundaries and from the house.
A sleepout can't include a toilet, shower or kitchen under this exemption, and it must have smoke alarms if anyone sleeps in it. Our guide to the 30m² building consent exemption explains the routes and the conditions that catch people out.
