Find the type of building you need
These are tiny home plans from 18m² to 32m², with one or two bedrooms, framed in light gauge steel. They suit downsizers, first homes and rural or backyard sites where a small, complete home makes more sense than a full house. SmartFraming supplies the steel frames only. Your builder supplies and installs everything else, including foundations, cladding, roofing, windows, doors, linings and fit-out.
What's included
- Wall and roof framing, fully made up or as flat-packs when required
- Drafting changes to adjust opening sizes and positions
- Grommets for the service holes pre-punched through the framing
- Erection screws to stand the frames
- Detailed assembly plans
- Engineering reports to support a council application, for sign-off by a third-party engineer (on request)
Not included: Cladding, roofing, windows and doors, linings, insulation, foundations and installation are supplied by your builder. Delivery is quoted separately, based on your location.

Sizes and layouts
Most plans are around 2.8 m to 3 m wide and 6 m to 10.8 m long, a narrow shape that fits beside a house or along a boundary. Four plans have one bedroom and five have two, and every plan includes a bathroom.
Roofs are mono pitch at 3° to 6°, with one gable option at 30°. Opening sizes and positions can be changed at the drafting stage to suit your site and views.
Because every plan has a bathroom, plan the plumbing runs with your builder early. The studs come pre-punched with grommeted service holes, and your electrician earths the frame as part of the normal electrical installation.
Consent notes
A tiny home with a bathroom or kitchen is a dwelling, so the 30m² small building exemption doesn't apply. It needs a building consent, or it may qualify under the granny flat exemption for detached, single-storey homes of up to 70m² if it meets every condition. Our guide to granny flat rules in NZ sets out that checklist. Check your district plan as well, as some councils limit how many homes can sit on one site.
Licensed building practitioners must do or supervise the structural and weathertightness work on any dwelling. We can supply engineering reports for a consent application, for sign-off by a third-party engineer, and recommend cost-effective engineers.
