Find the type of building you need
These are granny flat plans from 47.5m² to 60m², with one to three bedrooms, framed in light gauge steel. They suit homeowners adding a self-contained home for family or a tenant on a section where a full 70m² flat won't fit. SmartFraming supplies the steel frames only. Your builder supplies and installs everything else, from foundations and cladding to roofing, windows, doors and linings.
What's included
- Wall and roof framing, fully made up or as flat-packs when required
- Drafting changes to adjust opening sizes and positions
- Grommets for the service holes pre-punched through the framing
- Erection screws to stand the frames
- Detailed assembly plans
- Engineering reports to support a council application, for sign-off by a third-party engineer (on request)
Not included: Cladding, roofing, windows and doors, linings, insulation, foundations and installation are supplied by your builder. Delivery is quoted separately, based on your location.

Sizes and layouts
This is our largest range, with 40 plans. Most have two bedrooms; eight have three and one has a single bedroom. Some plans have more than one bathroom. Footprints run from compact squares around 7.7 × 7.7 m to long, narrow plans such as 14.09 × 4.25 m and 12.3 × 4.87 m, which suit a strip of land beside the main house.
To compare this range with our 70m² plans, see what's included and how ordering works, visit our granny flats page.
Roof options include mono and skillion roofs at low pitches, gables from 9° to 26°, and hip roofs. Opening sizes and positions can be changed at the drafting stage, so a plan can be adjusted to your site, sun and views before the frames are made.
Consent notes
Since 15 January 2026, a detached, single-storey granny flat of up to 70m² can be built without a building consent if it meets every condition in Schedule 1A of the Building Act. The 70m² limit is internal floor area, and the building can be no more than 4m from floor level to the highest point of the roof. Plans in this range are under 70m², which leaves some room, but check the height of steeper roofs on the drawings.
Licensed building practitioners must do or supervise the work, and you need a PIM from your council before you start. Our guide to granny flat rules in NZ sets out the full checklist. If your project needs engineering, we can supply reports for sign-off by a third-party engineer and recommend cost-effective engineers.
